BASIC FUNCTION:

The Real Estate Valuator II is responsible for valuations of real estate properties pledged as collateral on AAC loans and loan assets by using valuation tools provided by the Evaluations Services Team. Develops, analyzes, and reports on real estate markets and sales data. Reports to the Regional Leader through a Valuator Leader and has responsibilities that can be multi-regional in nature.

Collaborates with other Evaluation Services Team members, as well as other team members from lending, underwriting and operations to ensure high quality, timely and accurate service to customers and/or internal teams.

GENERAL POSTION DUTIES:

  • For Business Loans up to $1,000,000, analyzes subject property components for comparison analysis. Independently complete physical inspections in conjunction with valuation practices. Assess whether an increase in evaluation scope is necessary.
  • Helps develop the sales database and maintain market data in multiple regions.
  • Inspects and values real estate improvements including houses, agricultural outbuildings, permanent plantings and permanent improvements and fixtures to real estate.
  • Reviews and signs of on Title Reports and completes Flood Determinations.
  • Assists Association Appraisers with large appraisal projects.
  • Ability to work well with people at all levels, exercise initiative; convey ideas clearly; make sound decisions.
  • Initiates engagement process for outside fee appraisers
  • Responds to Association staff or others by providing written and verbal information about appraisal programs and projects.
  • Effectively works with customers and other Association employees. Responds independently to requests for information and assistance.
  • Completes valuations outside the region as directed.
  • Initiate written and telephone communications to obtain information and related documents.
  • Establish and maintain good customer relations by providing ongoing communication, coordination, and timely assistance throughout the appraisal process and during any non-valuation assignment.
  • Perform other non-valuation functions that may be assigned.
  • Moderate (15 to 30%) travel required.

LEVELS OF SUPERVISION EXERCISED AND RECEIVED:

No direct supervision of employees. Training and mentoring of peers; works under the supervision of the Valuator Leader.

Real Estate Valuator (II):

  • General experience with determining the market value of assigned real estate properties using the Maven application or ClickForms restricted appraisal/valuation reports.
  • Gaining increased competency with the valuation of different types of improved agricultural properties.
  • Assists with the development and maintenance of the real estate sales database in multiple regions.
  • Requires knowledge of real estate principles, real estate economics. Knowledge of American AgCredit policies and procedures relating to real estate collateral.
  • Requires some supervision. Minimal instructions needed on routine work and general instructions given on new lines of work or special assignments.

TYPICAL EDUCATION AND EXPERIENCE:

  • High school diploma or equivalent. College courses and/or bachelor's degree preferred.
  • Requires basic knowledge of real estate appraisal and real estate collateral.
  • Ability to work well with employees at all levels; exercise initiative; convey ideas clearly; make sound appraisal and business decisions.
  • Ability to communicate/coordinate effectively with all levels of management throughout AAC. Ability to work effectively with customers to create an excellent customer experience.
  • Must be proficient in organizing and prioritizing work to meet deadlines.
  • Familiarity with basic computer platforms and software generally used in business.
  • Exceptional written and verbal communication skills.

ESSENTIAL JOB REQUIREMENTS:

Must have the ability to perform basic office tasks and work in a typical office setting. Employee will be sitting for extended periods of time and accomplishing work at a desk and work at a computer for an extended period. Must have strong written and verbal communication skills to adequately convey ideas and work well with a team. Ability to talk and hear, sit, and use their hands and fingers, and reach in all directions is essential in performance of the job. Some lifting and moving of items up to 25 pounds required. Must have the ability to drive a four-wheel-drive vehicle to inspect rural properties. While conducting inspections, must have the ability to walk mile, navigate steep terrain and/or construction sites and safely cross fences. Work during established business hours and may require occasional weekend and/or evening work. Other physical activities may include adjusting, balancing, climbing, connecting, crawling, crouching, digging, feeling, grasping, hearing, kneeling, lifting, operating, pulling, pushing, reaching, reading, repetitive motions, standing, stooping, talking, walking, writing, measuring, physical observation, and driving. Must have a valid Class C driver's license.

PART-TIME REMOTE/HYBRID: These employees will work partly remote and partly onsite. Part-time remote employees will work with their managers to determine when and how often they are needed onsite.

PAY RANGE:

Minimum $50,265.44 - Max $78,539.76 Annual

This range is reflective of the national salary average for this position and will be adjusted using geographic variance for physical location of the hired candidate. American AgCredit may compensate outside of the salary range for bona fide reasons not related to membership in a protected class.
