POSITION SUMMARY:

The Director of Marketing, Stable reports to the VP of Marketing. This position oversees the marketing efforts of a defined set of properties based largely in the Texas region. This role is charged with all aspects of marketing and occupancy goals tied to property budgets to include marketing campaigns which the Director of Marketing will development, communicate and execute.

ESSENTIAL FUNCTIONS:

  • Direct responsibility for the marketing, advertising, marketing material, and budget aspects of the stable portfolio of Dominium-managed properties.
  • Serve as a Partner with the Property VP's to assess the portfolio's day to day marketing operations, budgetary goals, and current/future occupancy trends. This includes but is not limited to utilizing the Yardi reports, digital results, website data, Google analytics and internal reporting.
  • Responsible for making recommendations for all aspects of marketing as it relates to the successful performance of stable assets. To include digital spend, signage, email marketing and outside digital campaigns and staffing performance.
  • Monitor occupancy goals, traffic, closing ratios, traffic source effectiveness, concessions and lease expirations. Evaluate product positioning in the market. Review monthly comparable market survey. Recommend pricing adjustments and concession use as needed.
  • Analyze the effectiveness of each marketing or advertising source by reviewing traffic reports, Yardi reports. Make recommendation for adjustments as needed. Notify site staff of changes and provide copy of ad changes for each marketing campaign.
  • Review print ad and digital campaigns. Submit ad request changes, follow proofing procedures for the source. Monitor budget component for the ad source per site.
  • Meet with vendors as needed to review proposals for new opportunities and determine cost effectiveness. Present opportunities to VP of Marketing with suggestions on use and effectiveness.
  • Evaluate the 4 P's of marketing on all assets that are not achieving occupancy goals.
  • Ensure print/digital deadlines are met for monthly/quarterly print publications and ad changes for sites.
  • Evaluate all marketing spend for effective lead generation and effectiveness. Measures KPI's around cost per lead, cost per lease and return on ad spend.
  • Meet weekly with VP of Marketing to report on what marketing tactics are successful.

QUALIFICATIONS:

  • Property Management experience.
  • Excellent knowledge of marketing concepts as applied to consumers.
  • Excellent verbal and written communication skills. Ability to communicate in English clearly with others orally and in writing.
  • Able to present in large and small groups (3-100)
  • Proficient computer skills in Word, Excel, Outlook.
  • Strong organizational skills and the ability to manage several competing projects simultaneously.
  • Must have a valid driver's license and ability to drive a motor vehicle.
